As natives of the great State of Florida, we've grown up hunting, fishing, and recreating outdoors. We've also watched as so much of the beautiful natural land has been developed into sprawling cities. It will never go back to what it was, and God definitely isn't making any more land!
We've personally been hunting small-acreage parcels for several years, and quite successfully. In fact, our best producing parcel over the years is only a 1/2 acre! One of the lessons learned along the way was that the harder to access a parcel is, the better the hunting will be (typically speaking). Many people ask about the lack of easily accessible roads. When it comes to small-acreage hunting land, you don't want it to be easily accessible to anyone and everyone. It's less convenient for you, but will ultimately result in a much better hunting experience. A common way of dealing with land that's difficult to access is to use an ATV or Side-by-Side.
Most of our properties are located in old subdivisions that were platted and divided up decades ago, but never developed. Many of these old subdivisions have recorded easements for use by the landowners. Most of those easements were never constructed, but legally they still exist. Some areas will have trails that were cut along the easements and are still in use today.
